The planned construction of luxury villas and hotels could threaten the unique habitat of pelicans, flamingos, and other endangered species, and potentially damage one of the last wild coastal ecosystems in the Mediterranean. Ryan Gellert, CEO of Patagonia, expressed his concern, noting that this area is crucial for ecological balance and that the absence of a master plan makes the project risky.

The project also raises questions about Kushner’s political connections and potential conflicts of interest. After leaving government service, Kushner secured significant funding from sovereign wealth funds, notably from Saudi Arabia. This funding was facilitated through Kushner’s close ties with Saudi Crown Prince Mohammed bin Salman. Critics argue that such deals could be seen as a conflict of interest, considering Kushner received substantial commissions for managing these investments.
Role of the Albanian Government
Recent changes in Albanian legislation, which previously prohibited tourism development in protected areas, now allow for elite tourism projects. Prime Minister Edi Rama, who has actively collaborated with Trump and his team, supported these changes to accelerate economic development. This opens the door for Kushner’s project. On social media, Kushner has showcased luxury resort concepts, including wave-like architectural designs and a new international airport.
